What the consult includes

  • We walk the space with you and talk about what's actually bothering you about it
  • We look at the mechanical realities — plumbing stack, load-bearing walls, panel capacity
  • You get a budget range before we leave, out loud, even if it's not what you hoped
  • If we're not the right builder for the project, we'll tell you that too

We take a limited number of projects at a time on purpose. It's the reason your project lead picks up the phone in week six.

Fixed price, not an estimate

You sign a line-item scope with a number. The only things that move it are changes you approve in writing.

Allowances in writing

Tile, cabinets, fixtures — each with a dollar allowance in the contract, so the showroom can't quietly rewrite your budget.

The same person from consult to punch list. You get their cell, not a general inbox.

Fair questions

Why won't you give me a price over the phone?+

We'll give you a range — the same ranges printed on this page. A fixed price needs drawings and selections, because 'a kitchen' spans $28k and $75k and the difference is almost entirely choices you haven't made yet.

Do I pay for design?+

Yes, and it's credited toward construction if you build with us. Free design isn't free — it's priced into the job, and it pressures you to sign with whoever drew it. You own the drawings either way.

How long will my house be torn up?+

A bath is typically 3–5 weeks, a kitchen 6–10, an addition 4–6 months. You get a written schedule with the proposal, and a weekly update against it.

What happens when you find something unexpected?+

Old houses always have something. We stop, show you what we found, and price the fix as a written change order before we proceed. No surprises added to the final invoice.
